It is a non-profit corporation in the State of Texas. It was created to maintain the common properties and to provide services which benefit the Association.

The Association is governed by By-Laws, Articles of Incorporation and Declaration of Covenants, Conditions and Restrictions.  The By-Laws dictate the terms, duties, and responsibilities of the Board. The Covenants and Restrictions outline the amount and manner of assessments, and the guidelines for deed restrictions and architectural control.

You become a member and agree to abide by the Restrictions upon purchasing your property within the Association.

The Association is governed by the Board of Directors. The Board of Directors is elected by the property owners at the annual meetings. They are responsible for all decisions regarding the operation of the Association. Board members are volunteers, they are not paid and do not receive compensation of any kind.

The management company is hired by the Board of Directors to oversee the day to day operations of the Association.  Some of the Duties include: Deed restriction violation inspection and enforcement, billing and collection of yearly assessments, assist with preparation of the budget, bill paying, amenity inspection, bid solicitation, maintaining current contracts, documentation and reporting.  The management company is directed by the Board of Directors and works within the guidelines of their contract and the Association documents.

Deed restrictions are your first and only line of defense for maintaining property values and the quality of life within your community. Unsightly and poorly kept neighborhoods do not attract homebuyers and that results in lower home prices for everyone.  While it is every resident’s responsibility to enforce the deed restrictions, residents should be aware that the Management Company monitors the subdivision periodically for Deed Restriction violations or needed maintenance.  Please help your homeowner’s association to keep your community a desirable place to live.  Please report all deed restriction violations you see, and/or speak to your neighbor directly in a friendly way regarding the impact their violations have on their property value. 
 

 First, don’t panic! The first letter is merely to bring your attention to the possibility of a violation. The wording of the letter is a legal formality that allows the Association to pursue legal action, only if necessary, at a later date. Refer to the Community Charter or Community Guidelines for more information. 

 Contact CenterPoint Energy at 1-800-752-8036 immediately to report a public gas leaks or a dangerous leak in or around your home.  Do NOT use the phone or any other electrical appliance in the vicinity of a strong gas smell as a spark may cause ignition. Plumbers usually take care of small gas leaks in and around a residence. 

Call 9-1-1 in an emergency or non-emergency situation. DO NOT confront possibly violent persons. 9-1-1 will assess the situation and, if needed, transfer you to an alternate number.

In an emergency situation immediately dial 9-1-1. If the situation is not an emergency, dial (281) 341-4700.

Contact CenterPoint Energy at 1-800-752-8036 or you can easily report it online. if you have the street light number on the pole and the address the pole is located in front of it only takes a couple minutes to report online and you will receive a confirmation email with estimated repair time and a follow up email once the street light is repaired!

The trash service is Texas Pride Disposal, (281) 342-8178. Pickup days are Wednesdays & Saturdays. Texas Pride will pick up two heavy items per pick up day. The trash service is billed through your water bill with Fort Bend County MUD. 

Yes! The Association has a contract for mosquito fogging service once per week from April-October.
